About this role:
We are seeking a Multifamily Investment Analyst to join our growing multifamily development team. This role is ideal for a finance professional with a strong background in multifamily underwriting who is eager to transition into a hands-on development environment.

The Opportunity:
The Multifamily Investment Analyst will serve as the lead financial analyst for EYA’s multifamily platform. This individual will be responsible for underwriting new development opportunities, structuring capital stacks, and supporting investments from initial feasibility through stabilization and investor reporting.

You will comprehensively participate in the acquisition and development financial process from start to finish — working side-by-side with experienced executives on complex urban infill and multifamily projects.

Key Responsibilities:
1. Financial Modeling & Underwriting
  • Build, maintain, and audit complex multifamily development pro formas
  • Model waterfall structures and alternative financing scenarios
  • Structure and analyze debt and equity capitalization strategies
  • Perform detailed scenario analyses and sensitivity testing
  • Evaluate unit mix, rent comps, operating assumptions, and return metrics
  • Identify risks, validate assumptions, and present investment recommendations to senior leadership
2. Investment & Feasibility Analysis
  • Underwrite new acquisition and development opportunities
  • Conduct comprehensive financial due diligence
  • Evaluate and interpret market data, third-party reports, and financial statements
  • Prepare investment memoranda and materials for internal approval and capital partners
3. Capital Markets & Investor Support
  • Support preparation of offering memoranda and capital raise materials
  • Assist with lender negotiations and equity partner coordination
  • Contribute to investor reporting and performance updates
  • Support financing activities during asset management and lease-up
4. Development Coordination & Execution
  • Track development milestones, budgets, and schedules
  • Collaborate cross-functionally with development, construction, asset management, and capital partners
  • Support financial oversight through lease-up and stabilization
  • Grow into broader development exposure and increasing responsibility over time
What We’re Looking For:
Required:
  • Bachelor’s degree in Finance, Real Estate, Business, or related field
  • 3–5 years of experience in real estate underwriting, acquisitions, or capital markets
  • Direct experience underwriting multifamily assets (debt or equity)
  • Advanced financial modeling skills with strong real estate pro forma experience
  • Demonstrated experience modeling capital stacks and waterfall structures
  • Strong analytical rigor and exceptional attention to detail
  • Ability to clearly present complex financial analyses to senior leadership
  • Strong written and verbal communication skills
  • Intellectual curiosity, ownership mentality, and comfort operating in a lean, entrepreneurial environment
Preferred Backgrounds:
  • Capital markets or brokerage firm experience with multifamily focus
  • Institutional or large-scale real estate development firms with formal financial training

Schedule, Compensation and Benefits
This is a full-time, hybrid role that operates 4/5 days out of the week from our main office in Bethesda, MD.

The anticipated annual salary range for this position is $95,000 – $130,000, including applicable bonuses. Actual compensation will be determined based on experience, qualifications, and other relevant factors.
